The buying / Selling a Home Process
There are many factors you should consider when selecting a Realtor to represent your interests when you buy or sell your home in Fauquier County.  In addition to market knowledge, your Realtor must be a real estate professional possessing integrity, contract knowledge and the ability to negotiate a home sale or purchase successfully on your behalf.

It is my goal as your real estate professional to strive for excellence.  The home buying process is one that calls for accessibility as we work as a team to achieve your home ownership goals in Fauquier County.  This requires not only communication skills that keep all parties in the loop but active listening.
Since 2001 I have been keeping my home Buyers and Sellers happy by putting them first.  Every home sale process is as unique as the people involved.  I approach each transaction with fresh eyes and treat each client as an individual to discover what is important and define what successful means for them.  Once we have a definition of success, I have the tools and experience to guide the home sale process to a conclusion that has kept my clients coming back for years.

The Buyers Process
If you are working with me as a home Buyer you can expect that we will start with a consultative approach to the home buying process.  Before we meet, you will receive a Buyer’s Book from me that will be your resource as we move forward.   Once we have decided to work together, you will sign an agreement that allows me to represent you as an assertive advocate.  I will represent you, and you only during our transaction and the information I gather will be treated as strictly confidential even after the home purchase in completed. 

Once we have defined what a successful transaction means to you, it is time to start evaluating your financing options.  You will interview and choose a lender to finance the purchase of your new home.  It is important to take your time and choose carefully as I highly discourage changing lenders once we have written a contract.
After financing is in place, it is time to start evaluating available homes within your lending limits.  I will be sending you listings directly from the MLS that meet your criteria and I will also be giving you an account with Listingbook so you can do your own independent searches.  When you have found a home, we will craft a competitive contract that utilizes my experience and training to meet your goals.  You will have access to a sample contract in your Buyer’s Book.  I highly recommend you review it and ask questions before it is time to sign the contract.  Once the contract is accepted by both parties, it is considered “ratified”. 
After ratification, in addition to the standard home inspection, you may also consider inspections for termites, radon, well and septic and underground storage tanks. Your lender will also order an appraisal of the home.
Virginia is a caveat emptor state meaning Buyer Beware.  The inspections are an important step in the process.  Once your inspections are complete it is time to negotiate deficiencies that were unknown at the time of contract signing with the home Seller.  It is important to understand the Seller does not have to fix deficiencies and that you have the right to walk away before the inspection contingency expires.  Once the contingencies have been satisfied it is time to prepare for and complete closing.
After closing you have a resource for life.  I am here for my home buyers after the transaction to answer any questions you may have about your new home and to give input regarding upgrades and renovations.  I have tools that can help you evaluate which home improvements to choose considering resale value.  This commitment to excellence and service are why my clients are clients for life.

The Listing or Seling a Home Process
If you are working with me as a home Seller you can expect that we will start with a consultative approach to the home selling process.  Before we meet, you will receive a PreListing Book from me that will be your resource as we move forward.   Once we have decided to work together, you will sign an agreement that allows me to represent you as an assertive advocate.  I will represent you, and you only during our transaction and the information I gather will be treated as strictly confidential even after the home sale in completed.
You will need to prepare your home for sale by cleaning and packing items that are not essential.  We will go over an interior and exterior checklist to evaluate any items that need attention.  I will have photos taken that present your home well for brochure and internet marketing.  A sign will be placed in the yard and a lockbox installed once the home is ready to be listed in the MLS.  While the home is listed it will need to be maintained in the best possible condition.
Contracts received will be presented in a timely fashion.  I will help you evaluate the strengths and weaknesses of each contract based on current market conditions, type of lending and contingencies.  Once a contract is ratified, I will monitor the progress closely to ensure a successful settlement is achieved.
After closing you have a resource for life.  I support my clients after the sale by helping them find new housing if they are staying in the area and by finding them Realtors that meet my high standards if they are moving outside of my service area.
